What is flood remediation?

Flood remediation (also known as water damage restoration) is the process of managing and reversing damage caused by water intrusion—typically from flooding, burst pipes, or leaks. The process involves:

- Extracting excess water

- Thoroughly drying and dehumidifying affected areas

- Cleaning and sanitising surfaces

- Treating for potential mould growth

- Restoring salvageable materials where possible

At BOMA, we do not carry out structural repairs such as replacing drywall, flooring, carpets, or furniture. However, we can recommend trusted trades to help return your property to its original condition.

Do you treat contaminated or sewage water?

No. BOMA does not treat black water.

Black water is classified as a high-risk biohazard and may contain raw sewage, pathogens, and hazardous chemicals. It poses serious health risks and requires specialised equipment to handle safely.

We do not treat sewage or black water contamination, but we’re happy to refer you to certified biohazard specialists equipped to manage these cleanups safely and effectively.

Why is responding quickly to flooding important?

Fast action is essential to:
- Prevent structural damage – Water can weaken floors, walls, and foundations

- Stop mould growth – Mould can begin to grow within 24 to 48 hours

- Reduce health risks – Floodwater may contain harmful bacteria or contaminants

- Minimise repair costs – Acting fast helps salvage materials and belongings

- Support insurance claims – Timely, professional documentation improves the claims

At BOMA, we prioritise flood remediation calls and emails.

Does BOMA handle all types of flood remediation?

BOMA specialises in minor flood remediation, typically limited to two to three rooms.

We assist with small-scale water intrusions such as:

- Overflowing sinks, baths, or washing machines

- Minor stormwater seepage

- Localised indoor flooding (e.g. laundry, bathrooms, small rooms)

We do not handle:

- Major flood events

- Sewage or black water contamination

- Large-scale inundation

These cases require specialised hazardous waste handling. If your situation exceeds our scope, we can refer you to trusted professionals for major flood recovery.

How long does minor flood remediation take, and do I need to move out of my home?

Most minor flood remediation jobs are completed within 1 to 3 days, depending on the extent of the damage and drying time.

In most cases, you do not need to move out of your home. Our technicians work to minimise
disruption and will advise if specific rooms should be avoided during drying.

If high moisture levels are detected in walls or floors, drying equipment may need to run
continuously for a short period. We’ll keep you updated throughout the process.

What equipment is used during the drying process?

BOMA uses modern, efficient flood restoration tools to accelerate drying and reduce damage, including:

- Moisture meters – to detect hidden moisture in walls, floors, and cavities

- Dehumidifiers – such as the Dri-Eaz LGR, capable of removing up to 63 litres of moisture per day

- Air movers (fans) – to circulate air and promote drying

All equipment is energy-efficient, usually adding just a few extra dollars per day to your electricity bill.

Will my insurance cover the water damage to my property?

That depends on your insurance policy, your level of cover, and the cause of the damage. In general:

- Water damage from internal issues like burst pipes or appliance leaks is usually covered under standard home insurance

- Flooding caused by natural disasters or rising water may require a separate flood insurance policy

We recommend reviewing your policy documents or contacting your insurer directly to confirm your coverage.

Do I need to wait for my insurance company to approve the work before I start?

No. While you should notify your insurance provider as soon as possible, you are ultimately responsible for protecting your property from further damage.

It can take several days for an insurance loss adjuster to attend your property. In the meantime, you do not need to wait for formal approval to begin the flood remediation process.

Acting quickly is essential delays can lead to more extensive and costly damage, and may even impact your claim if it’s found that preventable damage was not addressed promptly.
